Can I rent an accommodation in Odingårdene?

In order to live in Odingårdene , there are some legal requirements that you must meet. This means that one person in your household must either:
- Have a permanent job
- Be in education
- Be over 65 and receive a state pension

Permanent work must include a minimum of 25 hours per week including lunch. A permanent position with a public subsidy, such as a flex job, is considered equivalent to other work. An applicant in a flex job is assessed according to the number of hours that the municipality supplements up to. This means that if you work 15 hours a week and the municipality supplements your salary up to 25 hours, this flexible job is considered a permanent job.

As we want a broad resident composition, we also emphasize:
- Families with children
- Local anchoring
- Committed people
- Former residents of Mjølnerparken

In relation to local anchoring and committed forces, it is understood that the residents have a connection to Nørrebro either in the form of work, or that they are engaged in the local community, for example through leisure activities.

Can I rent an accommodation in Odingårdene?

In 2020, the Copenhagen City Council decided that residents in private rental housing must meet certain requirements in order to rent a home in Mjølnerparken, including Odingårdene. The requirements are there to create a good environment where all residents thrive. The requirements are that at least one person in the household must meet one of the following requirements:

  • Have a steady job
  • Are in training
  • Are over 65 years old

Permanent work must include a minimum of 25 hours per week including lunch. A permanent position with a public subsidy, such as a flex job, is considered equivalent to other work. An applicant in a flex job is assessed according to the number of hours that the municipality supplements up to. Pricing of the homes

The homes (excluding student housing) in Odingårdene in Mjølnerparken are covered by the Danish Rent Act's rules on cost-determined rent, and the return is calculated in accordance with section 25(2) of the Rent Act.

The lease is transferred from public housing to private rental in accordance with the rules of the Rent Act, and the rent has therefore not previously been determined according to section 23 of the Rent Act. The cost-based rent is reduced and the discount is calculated as shown in the example below for the 3-bedroom apartment; Mjølnerparken 26, 1st floor.

The total maximum annual rent for the lease, including improvements, can be calculated to kr 224,815.65, of which the maximum cost-based budget rent amounts to kr 162,552.30 annually.

The agreed rent for the lease, including improvements, amounts to kr 188.405 annually.

As a resident, you will receive an annual rent discount of kr 30,005 in the period from the start of the lease until December 31, 2027. During this period, the annual rent including improvements will be kr 158,400, equivalent to kr 13,200 per month. From January 1, 2028, the rent will be kr 188,405, corresponding to kr 15,700.42 per month.

Note. All prices listed above are exclusive of on account consumption contribution etc., cf. section 3 of the lease agreement.

On each property you can see your monthly rent both before and after December 31, 2027.
